Questions
About the product. Nothing here is advice about what the law requires of you.
Whose name do the forms print under?
Both. Your Registered Provider prints as the letterhead at the top of every page, and your own business prints inside the document, where a council looks for whoever manages the house. You enter each of them once.
Can a support worker see every resident in the account?
No. A worker sees only the houses and the residents they have been assigned. That is enforced by the database itself rather than by hiding things in the screens, so it holds however the data is reached. The resident forms record mental health, offending and substance use, which is why it is not left to the interface.
What happens when we change Registered Provider?
The pack as it stood is emailed to you before anything is rewritten, so the version a council was given is still a version you hold. The change is dated and recorded, and everything printed from then on carries the new provider.
What happens after the 30-day trial?
Everything already recorded stays readable and you can still download the evidence pack. Adding new records needs a subscription. Nothing is deleted and nothing is hidden — some of what is in there is a resident’s medical history, and it is yours.
How much does it cost?
£4.99 per letting room per month, free for the first 30 days. Support workers are not charged for, however many you invite. No setup fee, no contract and no notice period.
Can I get the whole file out as one document?
Yes. A resident’s complete pack downloads as a single PDF, and a property’s certificates and safety checks download as an inspection pack. Both are the real output, not a summary of it.
Does it work on a phone?
It is built for one. Support workers record sessions and photograph receipts standing in a hallway, so every screen is designed at phone width first and the app can be added to a home screen like any other.
Where is the data held?
On servers in Ireland, inside the EU. Uploaded evidence sits in private storage that is only reachable through a link this app signs at the moment you click it.
Is HMO44 legal or regulatory advice?
No. It records and produces your paperwork; it does not tell you what the law requires of you, and no part of it is a substitute for advice from somebody qualified to give it.
Can I see it working before giving you anything?
Yes, two ways, neither of which needs an account. A complete sample pack for a made-up resident downloads from the front page, and you can ask for the demo account and sign in as an owner and as a support worker.
