This is not legal advice
HMO44 helps you keep records and produce documents. Nothing in the service, and nothing in the documents it produces, is legal advice. Where a decision matters, take advice from somebody qualified to give it.
The dates are worked out from what you enter
Every due date comes from the details you record. A certificate entered with the wrong date produces the wrong deadline, and a property whose rooms or licence are not recorded produces an incomplete picture. The service cannot check whether what you entered is true.
Your licence may ask for more
The intervals used here follow the common statutory position for houses in multiple occupation in England. Your own licence conditions, your local authority, your insurer or your fire officer may require something more frequent or something extra. Where they differ, they are right and this is not.
Green does not mean compliant
A green marker means a record exists and is in date. It does not mean the work was done properly, that the certificate is valid, or that an inspection would pass. It is a statement about your paperwork, not about your building.
The forms
The documents follow the layout supported accommodation providers already work with, so what you hand over is familiar to the people who read it. They are provided as a convenience. You remain responsible for checking that what you produce is accurate, complete and appropriate for the person receiving it.
Responsibility stays with you
You are the landlord, the licence holder or the provider. Meeting your obligations to your residents, your council and the law is yours, and using this service does not move any part of that onto us.
